Looking for a Property?

Before You Start


Think about what type of property you want, your needs, or whether there is a particular area you need to be in – whether it’s for schools, commuting, or leisure activities. It is always good to have a clear idea of what you’re looking for, so you can save time looking at properties that don’t suit

your needs. 

Right to Rent/ID Checks


In accordance with the ‘Right to ‘Rent’ legislation 2016, all landlords/letting agents are required to determine the immigration status of all prospective adult tenants; this includes checking the ID of each tenant prior to the start of the tenancy.

Holding Deposit 


Have your holding deposit ready! Once you have found the right property, you will need to put down a holding deposit to secure your property and withdraw it from the market. Once your holding deposit has been received, all necessary checks will be carried out. The holding deposit equates to one week’s rent, which is then deducted from the first month’s rent payment.

To ensure that the landlords’ requirements are met, reference checks are undertaken and include credit checks for all tenants 18+ to ensure that the rent is affordable. Current landlords or letting agencies will be contacted too, to ensure that there is no troubling history with your prior tenancies. 

The annual income should equate to 30x the monthly the rent. Where it is a joint tenancy, this is the combined annual income for all tenants. We understand that each individuals circumstances will differ, and each application will be considered – so please do not hesitate to give us a call to discuss your circumstances.

Before You Move


Prior to the start of the tenancy/key collection, a security deposit equivalent to a maximum of five weeks rent will be payable along with the first month’s rent where the annual rent is under £50,000 or six weeks rent where the annual rent is over £50,000. Your deposit will then be registered with the government approved deposit scheme, in accordance with the Housing Act 2004.



At the end of your tenancy, and after all relevant checks, your deposit will be returned on the basis that there is no damage to the property beyond fair wear and tear or rent arrears.
